An independent English-language guide to the Venezuelan property market, written for people researching a purchase from outside the country.
What this site is for
Venezuela is one of the hardest property markets in the world to research from abroad. Reliable price data barely exists in English, the international portals carry listings that are years out of date, and the questions that decide whether a purchase is even possible — ownership rights for non-residents, restricted zones, registry status, payment routes — are answered inconsistently across the sources that do exist.
This site tries to answer those questions properly, region by region and step by step, and to be explicit about the limits of what can be verified from a distance.
Who writes it
Carolin Münstermann
Real estate investment consultant, working on Latin American and Caribbean property markets with a focus on the practical side of cross-border purchases: documentation, registry, payment routes and the operating reality after completion. Also runs Isla Margarita Real Estate (see below).
How we handle information
Dates and sources, or nothing
Any figure about prices, yields or market conditions carries the date it refers to and where it came from. Where a claim cannot be sourced, it is left out or explicitly marked as unverified. In a market with as little reliable public data as Venezuela, an unsourced number is worse than no number.
No inventory, no commission
This site holds no listings and takes no share of any transaction. That removes the incentive to make a market sound better than it is — which is the failure mode of most country guides written by agencies.
Corrections are visible
When something here turns out to be wrong, it gets corrected on the page rather than quietly deleted. The regional guides currently carry a notice because they were written before the June 2026 earthquakes and have not yet been re-verified.
Local execution beats remote research
Nothing on this site replaces a lawyer, a notary and a physical visit. The purpose is to get you to those steps with the right questions, not to substitute for them.
What this site does not do
It does not list property for sale, act as a broker, hold client funds, or represent sellers. Until August 2026 this site displayed example properties intended to illustrate market segments. They were illustrative rather than real listings, which is not a reasonable thing to place in front of someone researching a purchase, and they have been removed.
For Isla Margarita (Nueva Esparta), actual inventory and local contacts sit with a separate specialist site run by the same team: Isla Margarita Real Estate. For every other region, the listings page explains which channels carry real inventory and how to check it.
Something wrong or missing?
Corrections are genuinely welcome — particularly on legal detail and on post-earthquake conditions, where reliable information is still scarce.
