How Much Does a House Cost in Venezuela?

There is no single honest answer, and any site that gives you one number is guessing. Here is why the quoted figures are unreliable, and how to get a real price for the property you are considering.

We do not publish a price range for houses or apartments in Venezuela. Earlier versions of this site did, and they could not be tied to a dated, checkable source, so they were removed. What matters more than any average is whether the price for one specific property can be checked, and whether the money can move lawfully and be documented.

Why quoted prices are unreliable

Asking price is not closing price

Listings show what a seller hopes for. What was actually paid, in what currency and by what route, is rarely visible from abroad.

Listings go stale

Aggregator entries are often copied from old feeds. The price, the agent and the availability may all have changed since the entry was made.

Location swings the number more than the property type

Two apartments of the same size can sit in different price worlds depending on the street, the building, and whether the condominium is well run.

Condition is not visible in a photograph

Since the June 2026 earthquakes, structural condition is a price factor in affected areas that a listing price does not reflect.

The price is not the whole cost

How to get a real comparable

  1. 1Ask the agent for the price per square metre in USD for the specific building, not for the neighbourhood.
  2. 2Ask for recent sales in the same building or street, and for the date and currency of each.
  3. 3Ask when the listing was last confirmed as available and at what price.
  4. 4Get condominium fees and any arrears in writing, because they change what the property is worth to you.
  5. 5Have a local lawyer or engineer confirm title and structural condition before treating any figure as real.

How much does a house cost in Venezuela in US dollars?

There is no single reliable figure. Prices depend on the city, the street, the building, the condition and the payment route. This site does not publish price ranges because we could not source them to a dated, checkable record. A usable number has to come from current local comparables for the exact property.

Are Venezuelan house prices quoted in dollars?

Prices are commonly discussed in USD, but check what the seller actually means: the currency of the contract, the route the money takes, and whether the figure is the asking price or an agreed price should all be written into the purchase promise.

Why are Venezuela property prices so different from one website to another?

Listings are copied between portals, go stale, and mix asking prices with outdated or unverified figures. Treat a portal price as a lead to check, not an offer.
